Bangalore/Bannerghatta Road
South Bangalore's Leafy IT and Pharma Corridor, Work Meets Nature
Bannerghatta Road extends south from JP Nagar through Arekere, Gottigere, and Hulimavu toward the Bannerghatta National Park, a 35 km arterial that has evolved into a secondary IT and pharma commercial corridor. The area is characterised by IBC Knowledge Park (one of South Bangalore's largest IT park complexes), a strong presence of pharmaceutical companies, BPO operations, and the Yellow Line metro (RV Road–Bommasandra), which provides direct metro connectivity through this corridor for the first time. Bannerghatta Road is valued for its relative affordability vs. ORR, good road connectivity

Christ University (Hosur Road, ~6 km), Jain University (~5 km), MS Ramaiah Institute (~20 km via NICE Road), BMS College (~10 km via Hosur Road). The large student population of Jayanagar, JP Nagar, and BTM Layout represents a strong entry-level talent catchment. Yellow Line metro access from the north corridor improves senior talent reach.
IBC Knowledge Park meets basic Grade A specifications. Newer standalone commercial buildings are targeting LEED Silver and IGBC Green certifications as tenant demands increase. ESG infrastructure in Bannerghatta Road is less mature than ORR corridor parks, a gap being addressed by new developments.
BESCOM grid quality is average; all Grade A parks and managed offices provide 100% DG backup. Fibre from Jio and Airtel is available across commercial buildings. The NICE Road proximity provides emergency logistics access during the ORR traffic grid-lock events.
